Queensland's Biggest Launch - $519 Million Sold Exclusively to the Aria Club

We are proud to have sold $519 million at Sanctuary Residences by Aria, launched exclusively to our Aria Club in September 2026.

Sanctuary Residences, in Aria's Sanctuary precinct on Melbourne Street, South Brisbane, drew strong demand from buyers in the Aria Club without a public launch or advertising. The final apartments are to be released on 19 October.

The ultimate collaboration

Sanctuary brings together two of Australia's most respected design practices with Australia's most awarded developer, Aria. Bates Smart, Australia's oldest continuously operating architecture practice, has designed the Sanctuary Residences and its interiors. Richards + Spence, the studio behind The Calile Hotel, has shaped the public realm, new laneways and park at street level.

Market sentiment

Three and four bedroom apartments, which make up 165 of the 231 residences, have been the strongest performers. Downsizers have led the way, alongside young professionals and families from South Brisbane, surrounding suburbs and interstate.

"Sanctuary has resonated strongly with discerning owner-occupiers and downsizers who won't compromise on quality and recognise exceptional value. By progressively securing the land over eight years and commencing construction 2.5 years ago, we're delivering a level of luxury, amenity and lifestyle that simply couldn't be replicated if the project started today. Surpassing $500 million in sales before public launch demonstrates just how strongly buyers have recognised this opportunity," says Chris Houston, Head of Sales at Aria Property Group.

Designed for Brisbane

Designed by Bates Smart, the apartments respond to Brisbane's climate with 2.9 metre ceilings, deep recessed balconies, operable glazing and naturally ventilated front doors and lobbies.

"We wanted every journey through the residences to feel immersed in nature and unmistakably Brisbane," says Guy Lake, Director at Bates Smart. "The arrival sequence moves from landscaped forecourt to a hotel-inspired lobby via naturally ventilated corridors, so residents feel and touch air and greenery throughout."

A precinct at street level

What sits beneath the tower is as much a part of Sanctuary as the apartments themselves. The precinct brings a public park beneath large-scale trees, five new laneways, retail and dining, and two restored heritage buildings: the former Bonds sweet factory and the old Malouf's fruit shop.

The ground plane, designed by Richards + Spence, is laid in around 240,000 red bricks in homage to the South Brisbane brickworks.

"The opportunity was to mend the streetscape and build a cohesive precinct identity, held together at street level," says Ingrid Richards, Director of Richards + Spence.

Above it all, residents have seven levels of private amenity, from the Residents' Retreat at ground level to the Rooftop Club on Level 42 and the Sky Bar on Level 43.

Built by Aria's Rivière Constructions

Civil works began in April 2024, well ahead of the sales campaign, with the 2.5-year construction jump start savings carried into pricing. Apartments start from $1,990,000 for two bedrooms, $2,720,000 for three bedrooms and $4,010,000 for four bedrooms.

Sanctuary Residences is due for completion in mid to late 2029.

Aria Property Group has been building in Brisbane for 23 years, with more than 3,000 residences delivered across 33 projects, and is Australia's most awarded developer. As a fully integrated business, Aria manages every stage in house, from construction and building management to retail leasing and resales.
